What We’re Looking For: A brochure design that: 1. Visually Communicates Our New Look & Feel o Showcases updated architecture, modern finishes, and brand identity. o Emphasizes quality materials, honest/layered design, and unique tenant storefronts. o Incorporates pops of color, bold graphics, and a relaxed Southern California vibe. 2. Tells Our Story o Highlights our goal to be an active part of the Hollywood community (supporting local culture, hosting community events, etc.). o Conveys our three core objectives: (1) enhance architecture/landscape/signage, (2) create a distinctive sense of place, (3) attract in-demand tenants. o Positions “The V!ne” as a daily destination for residents, visitors, and local businesses. 3. Showcases Key Features & Amenities o New approach to landscaping (drought-tolerant plantings, flexible seating, covered patios). o Improved wayfinding and signage strategy (tenant blade signs, dynamic murals, cohesive yet expressive tenant listings). o Built-in areas for activation (outdoor dining, second-level patios, corners for large-format advertising). 4. Speaks Directly to Prospective Tenants o Includes space for property highlights, graphic floor plans, site plans, leasing details, contact information, and key stats (e.g., square footage, foot traffic, demographics). o Demonstrates how each tenant can express their brand within the cohesive design framework. o Emphasizes the prime location near major headquarters (Netflix, Puma) and growing multifamily developments. Style & Tone Notes: • Clean, Modern, and Elevated – A contemporary layout with a mix of bold imagery, concise text, and strong graphic accents. • Hollywood-Inspired Energy – Subtle nods to the local creative culture (murals, color blocking, typography, etc.). • Community-Focused – Warm and welcoming messaging that reflects our emphasis on belonging, connection, and local collaboration. Deliverables: 1. Print-Ready Leasing Brochure (Multi-page PDF) – A cohesive layout showcasing the site’s vision, imagery, architectural renderings, and tenant opportunities. Target Audience: • Potential retail, restaurant, and lifestyle tenants • Brokers and commercial real estate professionals • Local entrepreneurs and national brands looking for a Hollywood presence What to Include in Your Submission: • Page layout concepts (cover, interior spreads, back cover) • Typography choices, color palette, and overall design direction • A concise messaging hierarchy that aligns with our vision Reference Material: Attached is the original concept for the remodel, as well as a reference leasing brochure from a similar project in Silverlake. Included are renderings and brand guidelines. Feel free to interpret them creatively but ensure the final design remains cohesive with our established aesthetic goals.
